Commercial Realty Services (CRS), a Mt. Juliet based developer, has completed the construction of their first redevelopment project in the Donelson sub-market. The redevelopment located at 457 Donelson Pike is another adaptive reuse retail project for CRS.
“We are excited to finish and deliver a great adaptive reuse project in Donelson and are thrilled with how the building turned out,” said Will Tyner, CRS development partner. “These are some of the most fun projects for us, because we get to take something old and breathe new life into it.”
Construction completed last month and the project is now fully leased. Current tenants include Jimmy John’s Gourmet Sandwiches and Athena Wine & Spirits with CRS announcing the final tenant, occupying 2,147 SQFT, Sitar Indian Restaurant.
Rated the best Indian cuisine in Nashville, this will be Sitar’s second location in Nashville. Their current location at 116 21st Ave N opened in 1993, and owner Harish Kumar said with the growth of Nashville, it is time for Sitar to grow as well. Kumar said they are opening a Sitar in Donelson because it is a newly popular area convenient to the Nashville Airport and Opryland.
In a continued commitment to their belief in the future of the Donelson market, CRS is actively pursuing additional investment and development opportunities in the area and has just announced their acquisition of a second commercial property in Donelson.
“It’s exciting to be a very small part of what we believe is an oncoming revitalization of the Donelson area and hope 457 Donelson is just the first of many development opportunities for us in this market,” Tyner said.
CRS’s next investment in the market was announced with the recent acquisition of Donelson Corner, located at the intersection of McGavock Pike and Lebanon Pike. This site consists of three separate
parcels of single tenant retail totaling more than 12,165 SQFT, which includes national retailers CVS, Pizza Hut and Baskin Robbins. Donelson Corner is located four miles from the Nashville International Airport and just six miles from Downtown Nashville.
“Donelson Corner is a great property on one of the best corners in the Donelson area, and while there are no immediate plans for redevelopment of the property, we are excited to see what opportunities might be available in the future on such a great piece of property,” said Kenneth Powers, CRS president.
